With October nearly in the rearview mirror and the holiday season right around the corner, the residential real estate market throughout Summit County remains strong. The average sold price for all residential properties combined is up roughly 11 percent compared to this time last year, and homes are also selling quite quickly, averaging just 49 days on the market. 

If there is one segment of the market that some might say is struggling, most would point to condos. 

Outside of Keystone, condo sales have fallen in every town throughout Summit County, and condo sales countywide have also dropped by roughly 12 percent.

Summit County Parade of HomesThe 24th annual Summit County Parade of Homes will continue this weekend but the Summit Builders Association has already handed out this year’s awards. 

Like usual, single-family homes were divided into several different categories based square feet, then judged on eight different factors that include best exterior design and elevation, best kitchen, best master bedroom, best interior finish, best interior furnishings, best landscaping and outdoor living space, best builder concept and workmanship, and best overall home. 

Per the Summit Daily News, here are a few highlights:

Though the end of July, residential closings throughout Summit County are still slightly below 2017’s pace, according to the latest statistics from Summit Association of Realtors. Last month, 178 residential closings were recorded in Summit County, brining 2018’s year-to-date total to 913. 

To this point, the 913 closings still represent about a 4% decline compared to the first seven months in 2017. 

The overall dollar volume of $691 million is up from last year, however, thanks to a rather robust July. According to the data, July’s residential volume totaled a whopping $147 million, and 41 of the 178 closings were luxury properties listed at $1 million or above.
